SENIOR MANAGER – ASSET MANAGEMENT & LEASING
Our trusted client has appointed us exclusively for the fulfillment of this senior role. If successful, you will be working with one of Malaysia’s most established companies that successfully run ultra large brands in Malaysia.
1) The role is the Investment management of Group’s real estate assets, including but not limited to:
a. Manage ownership related matters
b. Responsible for the financial performance of assets
c. Preparation of annual budgets
d. Reporting to ExCo and Board
2) Oversight of building operational matters (operations, tenant management, capex projects, ad-hoc issues / crisis & emergencies).
3) Lead asset enhancement initiatives & strategies to maintain building’s competitiveness.
4) Lead office space leasing, including but not limited to:
a. Prepare & implement leasing plan and strategies.
b. Network with agencies to market the vacant spaces and manage performance of exclusive agents where applicable. Carry out viewings where required and manage marketing materials.
c. Lead negotiations on rents & key terms for renewals and new tenancies; and obtain approval of senior management on proposed deals.
d. Tenant Management – manage all tenants within the building on their request related to facilities & services, includes issuance of letters, memos, tenancy agreements, reviewing of agreements, complaints, monitor monthly rental payment via debtor aging and all other request from time to time including formal and informal meetings with tenant as and when required.
Scope coverage breakdown: Asset management 65% and leasing 35% work split
Qualification
• Degree in Real Estate Management or Engineering (Civil, Mechanical, Building Services, Facilities)
or related field with minimum of 15 years experience.
• Comes with proven experience in valuation, leasing, REIT (s) and/or asset management. – Grade A buildings highly favored.
• Strong in both written & spoken English & Bahasa Malaysia.
• Strong verbal and written communication skills.
• Proficiency in English
• Well organized with ability to prioritize and multi-task.
• Team oriented with ability to work independently.
• Computer and internet savvy.
• Good interpersonal skills as there will be interaction with clients and prospective tenants. Listening to their needs and communicating effectively.
• Pleasant personality.
• Persuasive & influencing skills i.e. good at convincing prospective tenants to close deals.
• Good Time Management
