Are you ready to lead the operational delivery of one of London’s most iconic mixed-use developments?

King’s Cross is a landmark 67-acre estate at the forefront of urban regeneration. With a mix of commercial offices, premium retail, hospitality and public spaces, it represents a benchmark for progressive city life – combining innovation, sustainability, and design-led placemaking.
At the core of this dynamic neighbourhood is King’s Cross Estate Services (KCES), responsible for the smooth, safe and effective running of the estate. To support its continued growth and evolution, KCES is now seeking an experienced Operations Director to lead the operational delivery and support the teams responsible for the day-to-day running of this complex, high-profile scheme.
 
The role:
Reporting to the General Manager, the Operations Director will oversee all operational aspects of the estate – from infrastructure and logistics to compliance, service partner performance and estate presentation. This is a hands-on leadership role, focused on supporting and enabling a high-performing team to deliver consistently excellent standards across the site.

The successful candidate will act as a key point of contact for internal teams and the estate’s managing agent, ensuring the King’s Cross vision is delivered on the ground through operational excellence and a proactive, problem-solving approach.

Key responsibilities include:

  • Leading and supporting the operational management team to ensure seamless daily running of the estate.
  • Driving high standards of estate services, infrastructure, and service partner performance across the site.
  • Ensuring compliance, safety and risk management protocols are embedded and upheld.
  • Liaising closely with the client, managing agent and senior stakeholders to report on operational performance and resolve any emerging issues.
  • Fostering a strong team culture and instilling a clear sense of ownership, accountability and professionalism across all service lines.

About you:
This role requires a robust, confident and highly experienced operations leader. You will have a proven track record of managing complex estate operations – ideally across large-scale, mixed-use environments – and a deep understanding of what it takes to keep a high-profile scheme running to the highest standards.

You will be comfortable leading large teams, engaging with senior stakeholders, and acting decisively in a fast-paced, high-expectation environment. A background in property, estate or facilities operations is essential, along with a hands-on leadership style and a clear commitment to quality and performance.
