Executive Director – Centre of Excellence
Location: Riyadh, Saudi Arabia
A newly created leadership opportunity has arisen to join one of the region’s mega-projects at the heart of Saudi Arabia's national development strategy. The Executive Director – Centre of Excellence will be responsible for designing, implementing, and managing best-in-class development governance, operational processes, and knowledge management systems across a multi-phase, multi-asset development portfolio.
The role acts as a cross-functional hub to embed structured development methodologies, stage-gate governance, document control, and operational standards across multiple business units and disciplines. The successful candidate will bring a strong project management mindset, coupled with an ability to drive structure, discipline, and operational rigour into highly complex, fast-evolving environments.
Key Responsibilities:

Develop and maintain development policies, controls, templates, and governance frameworks.

Oversee the design, implementation, and continuous improvement of Stage Gate processes.

Lead knowledge management systems, ensuring consistency across digital platforms and documentation.

Build and manage operational processes that ensure compliance, accountability, and cross-functional alignment.

Act as an internal consultant, supporting business units in policy adherence, governance adoption, and process improvement.

Partner with leadership across Land Planning & Servicing, Asset Development, Investment, Construction, and other functions.

Build strong stakeholder relationships, facilitating training, knowledge-sharing, and operational consistency across disciplines.

Implement document control protocols, digital adoption plans, and governance reporting tools.
Candidate Profile:

20+ years’ experience in the real estate or capital projects sector, with significant experience in project management, development governance, and operational leadership.

Proven track record in implementing development policies, knowledge management, governance frameworks, and stage-gate models.

Demonstrated experience operating within large-scale, multi-disciplinary project organisations.

Highly organised, disciplined, and comfortable operating in dynamic, fast-evolving environments.

High levels of emotional intelligence, able to navigate complex stakeholder environments and build consensus.

Executive-level leadership skills with strong influencing, communication, and change management capability.
